The project

The site is an industrial zone on the north bank of the IJ, operated for decades by a shipyard and heavily polluted. It is exactly the kind of land Flying Point looks for: well located, badly used, and written off by most buyers because of what is in the ground.

Amsterdam Noord is earmarked for a residential-led mixed-use regeneration, and the waterfront is the reason. By combining forward-thinking design with our own decontamination and development process, we intend to deliver an ultra-sustainable neighbourhood built for how people will actually live and work — high-quality housing, workspace and amenity, on a piece of the city that has been closed to the public for a century.

In June 2023 we completed an add-on acquisition of the neighbouring Gembo site on behalf of our institutional investors. Increasing our footprint here is deliberate: scale is what makes a genuine regeneration possible rather than a single building surrounded by someone else’s plans.
