The project
Eureka is a 32,000 sqm office building in Nanterre, largely vacant. Our first office acquisition in France, and a deliberate one: a large, empty, well-located asset is a liability on most balance sheets and an opportunity on ours.
We are working through its conversion potential with every stakeholder involved — the municipality, the occupiers, the neighbourhood. Nothing is fixed yet, and we would rather say that plainly than publish a masterplan we have not earned. The options on the table include health, sports and educational facilities alongside office and residential use.
What we are certain of is the principle. An empty building in a connected part of Greater Paris should not be demolished by default, and it should not sit dark waiting for the office market to turn. It should be given a second use.
